Britannia Music Site
Situated in the bustling heart of Ilford Town Centre, Ilford Works is a landmark development as part of the London Borough of Redbridge’s regeneration plan.
The site, acquired by Durkan Limited in 2007, was once home to the Britannia Music Club – a British mail-order company owned by PolyGram and then Universal Music Group. Durkan worked with JLL to bring the site to market as an investment opportunity. In March 2017, M&G Real Estate signed a £71.4 million deal to finance and deliver 206 of the total units, as homes for private rent.
The overall scheme comprises a mix of 354 new one, two and three bedroom apartments.
Hanover were engaged by Durkan Limited in 2017 to deliver the electrical services, continuing our long working partnership with the main contractor, beginning works on-site in early 2018.
Southern Housing Group acquired 148 properties on the site, earmarked for use as shared ownership or London Living Rent apartments.
Hanover’s contribution to this project included the design and installation of the electrical mains distribution, low energy lighting, small power and ancillary services; including an IP CCTV system, electric car charging facilities and an aircraft warning light.
The IP camera system was delivered in-house by the resident technical team, each camera under-going a pre-commissioning exercise which resulted in a streamlined installation at site level, saving significant configuration time post-install.

HBS worked closely with Durkan throughout the project to maintain an accelerated programme of work, testament to the skills and experience of the project management team and the hard work of the electricians and apprentices involved in the project.
The success of this partnership has been most evident when it was announced that SHG residents were moving into their apartments before Christmas 2019, 3 months ahead of schedule.
